I tend to approach those situations with one question in mind:

Does this person DO THIS STUFF DAILY... I mean, are they in the trenches duking it out day in day out?

If the answer is "No", I swiftly change subjects or wrap up the conversation QUICK, and get the heck out of there!

Time is your most valuable asset. Knowing where NOT to invest it can be just as valuable as knowing where to invest it.

Something I've also noticed about people like that is that they come to you with their minds already "made up" about what they believe and there's NOTHING you can say, do or prove to them otherwise.

So, why "fight" a wall?

Save your blood pressure and thick skin! After all, your "favorite" BofA loss mitigator already specializes in pissing you off enough already! :D

Thinking outside the box can help you sell houses faster.

I've noticed that one of the best ways to sell a house is to (believe it or not) LIST IT on the MLS and pay 4% or more in commissions and add incentives for closing and funding by a certain date :D

Although, its almost intuitive that if they don't CLOSE & FUND by that certain date, they know what they will lose out on, but I still list out EVERYTHING they will lose if they don't close and fund by that specific date.

Hey gang,

My name is Phil Samuel from Atlanta, GA :D

I've been visiting (learning from) BP for sometime now :wink:

Anyway, I've been in real estate for about 5 years - evolving from being a loan officer, to wholesaling, to building, then doing short sales and now I'm evolving into Bulk REOs and NPNs ... (still do shorts though... )

Here's what I've learned in this business and my takeaway for anyone new:

You are really in the business of MARKETING YOURSELF to people who have families and aspirations for themselves and their families, just like you do...the Notes and/or Properties are just the value added "bonus" or "benefits" they get from dealing with you. :D

Ok, gotta go now...gotta start posting!
