We were going to do something similar to this but ended up moving on to a different strategy. I'm thinking it's more simplified then the write up here. Here is a video from our business advisors that explains the strategy. Ultimate Leasing Strategy

The strategy in the video is what you adopted?
No because we ended up not purchasing the property. But we probably would have done it.
That seems really complicated strategy. Can the deprecation of the property itself be passed via the MGMT LLC as business losses?

@John Malone For example, the loss from cost segregation and bonus deprecation and use that to offset both rental income from Airbnb (via the s elected LLC) and W2 income. Is that a valid approach?

What if I have a s elected LLC to manage the STR and there would be loss to the business. Can the loss of the business be used to offset my W2?

I talked to a CPA firm and they told me that if I have a S elected LLC to manage the Airbnb (even hiring another property manager through the LLC), the income of the rentals of Airbnb can be considered as income through business and the deprecations of the property (such as bonus deprecation) itself which brings losses to the business can be used to offset the W2 income. I didn't find any explicit information around this. Wondering if anyone could point me to some links online for this and welcome any comment on this as well.

I also read recently that Hawaii home prices have dropped more than expected! What an amazing market to get into.

Hmm from what i know the Waikiki condos that are eligible for STR still very popular and the price isn't dropping IMO>
