I’m looking for someone who’s an expert in seller financing deals. I have a primary residence that I’m thinking of selling this way to help me get an investment property. I have some questions if you’re willing to talk privately. Thanks!

Hey Bigger Pockets Family. I'm a local Realtor since 2005. Over the last year I've learned A TON about seller Financing. I'd love to share knowledge with the community AND learn and collaborate with you all! I look forward to connecting, Let me know if you have any questions or want to share anything, deals, knowledge, or simply want to connect. I am doing a Zoom meeting to talk about The Power Of Seller Financing in February if you're interested.
I would be interested in joining in your Zoom call. I’ve been actively looking for SF deals lately and what’s holding me back is the down payment. I’ve been looking for capital partners that want to partner up. Would love to connect .
I’m in the same boat! I’m highly motivated and I need a capital partner.

I suggest looking for owner financing for the new property, tired landlord situation is probably ideal. Use any income to pay off highest interest rate debt first, not low interest rate mortgage.
I hand write letters to the owners telling them I have a family and would like to move in and improve the house, building slight rapport. I offer to pay them 6% interest for 5 years if they would be willing to be the bank for me. They get their income over time, which helps them on taxes. I increase value while living there, and look to refinance to a new mortgage in the 5 years.
Kerry,
Are you talking about seller financing here? Do you mean that the landlord sells the property to you and you pay them 6% interest? What exactly do you mean that they would be the bank for you?

Post: How do I secure funding before buying a foreclosure at auction?

To buy a foreclosure at auction I need to have the full amount of cash within 24 hours of getting the house at auction (that’s after paying $20k at the auction). I’ll go to auctions with specific houses in mind that I’ve scouted beforehand, but I‘m confused on how I can secure the funds with a private money lender before I even know the purchase price of the house or even which of my pre-chosen houses I’ll get or WHEN I will even be successful at auction.
