Hey there,

My name is Dalton and although I don't have a property yet, I intend to get one within 8 months in the Huntsville area. As it is also tax season, I want to complete my taxes for this year, and also try and setup a relationship with an investor friendly accountant at the same time. I did click on the tax pro tool, however it seemed like the only people that popped up there are out of state. I would really prefer a local business around Huntsville. Does anyone have any recommendations for this area? Thank you in advance!

Good evening everyone,

My name is Dalton Uphoff, and as the title says, I’m looking to invest in a househack in TN, by the end of the year. I currently work as a traveling industrial electrician, but will be getting off the road come September as I’d like more stability, and I really want to househack. By the end of September, I will have 25k saved up to use on a property (outside of my personal emergency fund of course). I know with certainty that I would like to live in TN as a result of my travels, and specifically Chattanooga, or Knoxville TN, of which I am currently doing market research. The hope is that I’ll be able to find a traditional househack, although I am not opposed to doing a rent by the room scenario if I am unable to find a suitable traditional deal. I am already so thankful for the bigger pockets ecosystem in providing so much helpful information. I look forward to becoming more involved within the forums, and meeting like minded people! Any thoughts or questions are welcome!

I had to cut my question down since we are only allowed so many characters in the title box. A friend asked me the question of "if you could have your name on any building, what would it be"? This can be anything from a school, to a recycling plant, to a law firm. The building isn't as important as the why. Why would you want your name plastered on this building? As real estate investors, this question is especially exciting because we already acquire property.

For me, three things that I care deeply about are the environment, helping those less fortunate, and a commitment to diversity. As such, I would want my name on a sustainably built, non-profit apartment complex, in a "D" or "C" neighborhood. The point of this question isn't necessarily what is easily attainable (though with our passions we could attain them), but to think of a way in which we could impact our communities.

So, what building would you want your name on within your community? What is your legacy building?

@Jessica Schenk If you can, try and practice the lifestyle of the FIRE movement, or financial independence, retire early. By cutting your expenses down, you’d be surprised at how much money you’ve got left over. I’m 24 myself and work as an electrician. By cutting down expenses, I’m on track to save roughly 30k in this first year with a annual income of 60k. Especially as a couple, I’d imagine you’d be able to save a pretty penny as well.

Hey Josh, you could find some agents in the Nashville area pretty quickly by going up to Network—> Real Estate Agent—> and then searching for the city you are hoping to invest in with the search bar. Best of luck in your future!

@Randy Bates I am also a newbie with literally zero experience and simply armed with the knowledge that I have attained thus far from webinars and books. This said, I would definitely account for property management costs of at least 10 percent as you analyze deals within your area, along with all of the other miscellaneous expenses. After all, you should always aim to manage your property like a business, and prepare for the time when you expand your portfolio, and move on to your next property. Not sure if you’ve read it, but “The Book on Rental Property Investing” by Brandon Turner highlights this.

Hey all, I am very new to the real estate sphere and am only gathering knowledge at this point. So far I have read a few books, hung around this site, and attended a few of the webinars. In the webinars, Brandon always says to reach out to a realtor to ask for access to the MLS. Well, I did so though they said they couldn't give me full access to the MLS, they gave me access to the Flexmls. Is this about as good of access as I can get since I am not a real estate agent myself? I'm really just analyzing deals right now to practice the numbers side of real estate, and this seems like it will work nicely for that. Let me know your thoughts!
