Another question
I have this applicant that needs a rental property. Everything checks out great except this is my first time having a applicant with no rental history only there mother is put down as landlord. How should I proceed? or what is common practice?

Can I charge first months rent for a property that I will be managing that already has a tenant in it or just collect my monthly commission. I need to know if I can charge first months rent for the property that I'm taking over managing that already has a tenant

I am the buyer and I put a tenate in the property re cover the monthly mortgage. At this moment they just gave me a call but I don't think any paperwork has been files. All payment have been made on time. Just need rob live some ideas for moving forward. This property has the most equity out of my five. I feel like I should sell it and take one step back to take two steps forward.

Well was choosing to portfolio loan because to the best of my small knowledge that would be my next move in order to consolidate any debt and purchase more properties.I am open to new ideas especially ones I haven't heard of. I will start tomorrow tho and make another list of bank and start dialing. Thanks for the advance about multiple banks. I will do this.
