So I am starting the eviction process again. Only the second time in 3 years. I guess thats good. Anyways, this one is new because I brought this property with a Tenate already renting. She paid on time for about 4 months until the water bill came. Here is where it got kind of funky. According to the Tenate no one ever mentioned a water bill. 👀 After some investigation I figured out the the seller paid the past due water bill on the the property and never told her because they where selling the property. Now I have the lovely pleasure of going through the process of explaining this to an... Let's slightly less educated women. I am currently waiting for the my 10 days to past so that I can contact the sheriff and schedule the eviction. I have learn a lot of valuable lesson during this transaction. That I prolly would not have been able to get being taught. But I am blessed for it and I learn really fast from my mistakes

Hey Ned I did purchase my first 2 properties in cash I own them flat out the others have small mortgages.

Morning, on my way to the courthouse. Which is an important part in maintaining great property management. You have to be persistent and make sure that your going to court for every tenate Never making a deal unless using good business judgment. Whenever you go to the courthouse make sure you have all of the paperwork filled out properly that way you have no problems. All courthouses have directions or how they want you to fill out the paperwork. I took a picture of made a copy of the directions.

Working on my 6th property. This is the first time I did this type of deal. I have a contract but since I do not have consistent work history, I having a hard time closing this deal My DTI IS GREAT 43% Any ideas th could help. I also have two properties that I owe flat out. I am willing to leverage those to move forward.

Smh! Take it as a blessing because it happened to me. But now all other tenates don't have a chance because I been through it all.

My wife and I have done no prior training before we started. In 2013 my wife and I cashed out our401k and purchased a 3 bedroom single family in Baltimoreh Maryland. The property was purchased in the same neighborhood I grew up in 21212. 3months after purchasing we were able to rent it out. In 9months we purchased another one in the same zip code and rented it out. We are now on our 5th property in he 21213. I have a nich for this area I grew up in there are plenty of properties that could be rehabbed and rented. I can help anyone that wants to invest in the 21213. I am willing to prospect for you and choose. I am working on my 6 property now just need help with financing.
