@Thomas Vida

This is one of the many reasons I will no longer self manage my properties. I know I am way to soft with my tenants, in always trying to come up with a solutionto their problem. And I know there will always be one sob story or another. With a PM, there is a degree of separation and I won't be tempted to "help them out".

Good luck to you,

-D

@Felicia Gossett

Hi Felicia,

I was in a similar situation in 2019. 620 credit score and $40,000 in credit card debt and almost maxed limits. Now my score is 800 and I carry less than $1000 balance on my credit cards. I knew I had to fix this situation before I could get serious about real estate investing.

Do you have a plan to improve your credit score? If not, work with someone that can help you. It's highly recommended in this business to have good credit.

Good luck to you!

Hi, I have recently landed in a position where I am able to work on my dream and build my retirement, by getting back into real estate investing. My goal is to build a BRRR portfolio, but I need to build up my cash reserve so I was going to fix n flip in the mean time. But I'm also learning about OPM. I have some contacts for private and hard money lenders, that I got from my local REI meetings, but I haven't reached out yet because I don't have a property to pitch them at this time. Or should I connect first with lenders before finding property?

Thanks,

-D

@Sagar Patel - I'm in St. Charles as well. Looks like you got some good responses. We could do a mini st. Charles meet-up with all responders to get us all together and brainstorm networking options. I'm in.

@Joe S. - ask for and check references of recent jobs. Make that a requirement in your post.
