I don't think that agent is trying anything.. Your offer is low... It happens, and the listing agent seems to know what the bank will take and not take(in most cases).. You could always try (not saying it is going to work) taking a contractor to the house have him right up a reasonable cost of repair and submit it with the offer.. Because banks don't see what state the house is in. They see the numbers... And if you go in with more info they may be willing to work with you a little more. That is my 2 cents worth! Good luck! keep up the work!! Keep me posted on how it goes!!

I went to the Lake county sale today and they handed out the sales for the day with the minimum bids which was super helpful.. Paying for it sounds like a great idea at this point. Being a newbie.. Im trying to learn as much as I can.. and going to the courthouse and spending the time getting each case records is a good learning experience. It would be faster if they had them on the computer however that is not the case!!! :) With as many houses that are in my area. It can take alll day! Because I have max that I can afford to pay for houses.. looking up cases and finding them to be $190+ is shocking and sad because I know what these houses have been selling for and that is not close to what the bank wants for them.

I know that the booklet had way more information than what i saw.. but I only got a quick glance at it... and if I had son.. I would put him on it.. and make it appear for everyone in my area.. that was thinking about buying houses... I also would not be as tight lipped about it.. everyone has to start somewhere! And not everyone is out to be a billionaire real estate investor.. im just looking for some houses... in the stick... :)

I did meet a super lady that takes each case and puts them in her computer and sends them off into "cyberspace".. I asked where they went and she said cyberspace!! soooo... I am currently on the hunt for where her cyberspace !!

Ok. Here is something I have been pondering!

I spent the good part of my day at the lake county, il courthouse looking at cases... We looked over 80+ cases... and found nothing worth pursuing.. I have gone to a few auctions in McHenry County, IL.. and watched these very tight lipped "investors".. with these books that had listings in them... and they were going down the line and crossing off the listings as they were sold, cancelled or rescheduled.. I asked one of these investors about this books... he was not very nice about it.. and started saying my son made it.. my son... ok.. i was not going to push him.... we left him alone.. went on our way.

However it still is boggling my mind.. where do these investors get these books? I'm calling them books because they had a printed cover... it was blue and white... I am still learning and was more interested in learning where these people go to get these books vs trying to seal their investments... But if anyone had any information about these books i would appreciate it.

I do not mind doing my due diligence.. but if anyone could lead me into a direction of finding more information about the foreclosures from my home office I would appreciate it.

Thanks @Wayne Brooks . The only concern I have is that I do not have the deed yet.. because of the sale not being finalized due to the bank not doing their diligence and notifying the current residence that the house has been sold.

Can I go talk to them even if I do not have the deed however i do have the sales receipt from the auction... If so some pointers on the what to say would be great.

Current owners right to possession expires 30 days after the sale has been confirmed by the court.

I do not know if they are owners or tenants. I have had no contact with the people who live there. I am a little afraid to push them.

I do plan on occupying the residence.

Hello... Here is the story..

I bought my first home at a foreclosure auction 1/6/14.. And there people living there. I have been keeping track of the court dates.. and at our last court date on 1/21/14 was told that they did not send out the paperwork to the people that currently live there. So they rescheduled the court date to 2/24/14 ..

The question is:

I have a letter that I am planning on sending them "cash for keys letter" however I do not want to send it to early.. suggestions on when to send this letter?
