Maybe a biggerpocket GC in FL can back me up here, but I understand that you also have to pass a certification test that covers the codes for all disciplines, from foundation to roof, electrical, plumbing, HVAC, etc.  A buddy of mine did it and he said it was the most challenging thing he'd ever done.

While I personally have a "no condo" rule for myself due to a nightmare experience with a HOA, I have to admit this looks like a buy.

You nailed it.  Gotta give you props.  It's all about the cycles.  Do you agree that the dollar is the best currency to be investing in these days?  Do you agree that commodities don't fluctuate as much as people think, and that it's actually soft currency that fluctuates?  Let me ask you this.  Why did it take so long for oil to tank?  It seems like oil trailed reality for 2-3 years.  Is it because of all of the psychology around fossil fuels, "climate change", and such?  Did the traders just have a free ride for the last 2-3 years?  Did the world finally look around and suddenly realize there was oil busting at the seams?

@Carey Cahill You haven't missed any boat brother.  Be the captain.  With 50k and 700+ FICO you're in a great spot.  I get what you're saying about how tough deals are to find.  They can be.  But keep at it.  They come up.  You'll find one.  Keep kicking tires.  Become an expert on you're market.  You'll get there.

Some of our visitors are the best tenants you could ever hope for.  They don't want any trouble, they can't be out on the street, etc.  Some of these fine folks that are here on work visas are highly skilled professionals.  Don't rule anyone out just because they're not a citizen.
