We like - good communication, great tenant screening, clear financial statements

We hate - padding expense costs

I'm interested in the unexpected, the unexpected is where we learn our most profound lessons IMHO.

Just my 2 cents.  Maybe someone with more experience will chime in.

Some of the auction sites require you to put up a significant deposit just to bid.  $2500 is common.  Hubzu does not require a deposit to bid.  I think they get a lot of bidders that don't follow through.

Some REI clubs/meetings are very beneficial. It's always good to network with like-minded people. However, at every meeting there are people who's only motivation is to get in your pocket. If the club is being run by one of these people, go elsewhere.

You have to work pretty hard at it to have scores that low.  A "friend of mine" once had a bankruptcy and 2 foreclosures on his credit and still had a 580.

I am not admitting to hiring any "day laborers".  I love them, they do great work.  I have a fondness in my heart for them because my western european ancestors, when they stepped foot on this soil, were illegals by today's standards.  However, this is the interwebz and is easily monitored by our awesome federal agents.  So no, I am not saying I've every hired any "day laborers".

Check out the polls on the millennials.  About 60-65% of them have no desire to ever own a home.  I'm not going to waste time getting into the reasons for this.  All I know is there are going to be stretches of peoples lives where 2/1s are perfect.  Someone has to collect all that money.

You're making those units look incredible considering the budget.  I mean that in the best way possible.  Nice work.

Will, You are a Saint for having not committed any violent crimes over this situation.  Or well, you might just be more civilized than me.
