Post: Mold in Rental House; Landlord does not want to address

I'm currently renting in the San Diego area; renting a house close to the beach. A few days ago, I noticed mold growing on one of the bedroom walls and around the windows. I told my landlord. His response was, "Yep. Its wet and always does that if not regularly cleaned with bleech." Also, "I hoped you would keep up with that kind of regular maintenance and cleaning."
First, doesn't California state law require a notification of existing mold in rental properties? This is the first time I have been told this is a recurring issue. What sort of legal options do I have? Expecting the tenants to clean up mold with bleach is not, in my opinion, a viable way forward to address the issue. My preference would be to fix the issue causing mold to grow. I think if it's on the interior walls, there's likely a bigger problem inside the walls.
Second, does this allow me to break the lease without owing money, and/or am I able to withhold rent till the issue is addressed?

How quickly could one request a credit increase to a HELOC?
For some background, I secured a HELOC, just a few months ago, against a rental property. I threw a large chunk of $$ at the principal, about the same amount as the HELOC. My question is what's a good rule of thumb for when I can ask the bank for a credit increase since the LTV is a much different amount than when I first got the HELOC?

I bought an investment property a year ago. I got a rate of 5.25, which I feel is too high. I've been looking into refinancing, but I keep hearing, "we only refinance primary residences." Could anyone please give me some companies that will refinance a rental property?
Post: Elderly tenant, non-tenant son has taken over finances

I just purchased an investment property. One of the tenants is elderly. I was just informed that her son has taken over her finances. There was no lease agreement in place when I purchased. The tenant wants to stay, but I'm not sure how to draft the lease. Has anyone ever done a lease where the tenant living there will not be signing the lease? Do i put the elderly mother's name as the tenant and just have her son sign it?
I'm new to bigger pockets. I own 2 rental properties and have been looking into starting an LLC. did you ever get an answer back on your question? Most of the posts, I've looked at so far, about LLCs on here are pretty old
