yep its getting crazy! I lend on residential so I see it all the time had a buyer lose out on an SFR purchase for 625k it went for 700k cash! @Alex chin

seattle duplexes are tough to come by and are hard to find under 500k!

HI, I was just trying the housing calculator out and I estimated 1.78% for excise tax on a Seattle home. It did not calculate that cost when I finished for some reason. Is this normal that the calculator won't add that cost in?

If you are living in 1 unit which I assume you are it sounds like a good deal as your payment even after expenses will be low. I wish I could get a duplex for that low of a purchase price and those numbers in the Seattle area!

Prices have gone up about 15% over the past year or so. Check out bothell or woodinville great areas! I think Issaquah and Sammamish are a bit over priced right now. Cash buyers and low inventory are driving prices up.

I believe this falls under the extenuating circumstance rule so you should be able to assuming you cannot refinance the current loan out of FHA.

HI, My main partner is a general contractor we have 3 of us total investing in fix n flips. Two of us help find the property and I set up the loan or financing. My question is are there any good sources for factoring how profits are shared with our contractor who is doing most of the work with the fix n flip? Meaning if he does not put in any money what percentage of the profit would they normally get for doing the rehab work? Versus if they invested a smaller percentage? I have seen one that shows the contractor getting 50% of the profit with no money in the project just labor.
