Daniel, I did the exact thing that Jim Cummings suggested for my first rental property. I purchased an older townhome in the memorial area of Houston with the intention of renting once I was ready to purchase a house. 2 years later I got a new job in The Woodlands, rented out my townhome (in one week) and lived with family for a month until closing on my current home in Conroe. I've been lucky to have pretty good tenants my first couple of years renting and don't have to drive into Houston much for maintenance, hopefully my luck continues! My goal now is to flip homes in Conroe and surrounding areas as well as building my rental portfolio. The problem is I don't really have experience flipping and my current landlording situation was more of a hobby until now. I just finished The Book on Managing Rental Properties and think that it was a great overview of how to manage your properties, and how little I actually knew about being a landlord. Plus it brought me to this website where I hope to network and learn enough to dive into my first flip! Good luck, I would not mind getting together to discuss experiences. I'm currently looking for a good REI club in the area, so far have found several on meetup.com. Dane

Thank you all for the advice. @Joe Burns I am quickly realizing that doing the work yourself is not always the best option.

Does anyone recommend any particular estimating/planning software or spreadsheets to manage how you evaluate a house? This seems to be a good starting point to understand all the details that go into evaluating and finding the deal.

Hi! I discovered this website after reading The Book On Managing Rental Properties, great book by the way. My wife and I have one rental property that is managed more like a hobby than a business, so we wanted some guidance to get serious about landlording, hence the book. Our real interest these days is learning to flip houses. I used to spend my summers in high school and college working construction for my father's remodeling company, so i guess you can say being a handy man is in my blood.

We really interested in investing our money in real estate as opposed to the stock market because our wealth SHOULD be dependent on our passion and abilities over the economy. Any tips about finding flip houses, finding investors or the best way to dive into flipping please let me know. In the interim, I'll be reading every book I can on the subject!
