@Walid M. thanks for the feedback! A follow up question for you - is there a ballpark per foot estimate you use for maintenance on the buildings (excluding lawn and snow)? I don't trust the seller provided numbers..

Good evening! Can anyone with experience in the multi tenant industrial space help me with a few items? Is there a ballpark/rule of thumb for cap ex reserves (for lenders and internal estimates)? Ballpark estimate for roof replacements (in the Midwest)? Thanks!

@Frank Rolfe do you see increased competition in this space? Or will the uncertainty and lack of CMBS have some exiting the MHP market (specifically the investors targeting properties above a few million and below the very large institutional parks)?

Do you see the increased interest in MHPs the last few years as favorable for the industry?

Hi All, 

What would you estimate the gas (steam boiler system) & water charges to be for a 30 unit apartment building in a cold weather midwest state (Illinois, Michigan, Ohio, etc.)? I realize these figures are probably all over the board but any feedback would be helpful.
