Do other landlords have any way of leaving a key on property for vacant units so that service people can be let in without making the trip out myself to the property? How about those key lock boxes that realtors use? Anyone else do this?

Wondering if other landlords on here re-key the locks on apartments every time they change tenants? Is this something that is inexpensive to do?

Harder to recover the money here. He is not paying because he is a slug and doesn't care and doesn't think he has to pay for the last month.
If a tenant gives me a written notice to leave and then doesn't leave, can I take that notice to court and get him evicted or do I still have to summon him to court?

What I am saying is if I have the signed paper terminating tenancy, can I just take that to the court and get the tenant ordered to leave or do I need to have tenant summoned to court also?

What if a tenant gives notice that they will be out by a certain date but then do not leave. Do I need to summon them to court to get them evicted? My case would be pretty solid with their written notice, correct?
Does it work the same way if I terminate tenancy with enough advance and they refuse to leave?

I have a tenant who says that he is moving out at the end of this month. He did not pay rent for this month and does not plan on paying. It is not worth it for me to take him to court for the rent since I would not get anything out of him.
I am okay with the situation, I just want to make sure he is out by the end of the month. What is my best way to make sure this happens? Give him a summons and start the eviction process just in case? He has received a 14 day notice in the past 12 mo so I do not need to serve another one(MA).
Also it is a month-to-month rental agreement.

Couple of questions about evictions in MA. Any help would be greatly appreciated! Here is the situation. One tenant moved in w/ boyfriend, paid $750 first month rent and $750 sec deposit. Second month, boyfriend moved out, she paid $400 late. I served 14-day notice to quit. The 14 days is up today. She says she is going to pay $750 today and wants to work out something to pay off the remaining $350.
I really just want her out and want to replace her with a better tenant. If I summon her to court, the date would probably be Mar. 1, so this month will be wasted either way. I am thinking of taking the $750 today. Then can I summon her to court for eviction on the other $350 that is owed. Since I already gave her the 14-day notice once within last 12 mo., I can summon her right away without another 14-day notice I believe.
Any advice?

You can use the loss from passive activities to offset income from your job. You can use up to $25,000 in losses if your income is below $100,000. If you make over $100k then the amount you can deduct is reduced, and if you make over $150k then you cannot deduct any of the passive losses.
