i read the Bible and try to allow God to speak to me. i also pray and ask for His provision. those two are a lock, i sometimes mix it up with a good book and/or music.

I have been watching a forclosure property that is listed for 28K and on the tax roll for 70K for a couple weeks. its in a good neighborhood with lots of growth potential. i would like advice on my next move. thanks in advance,

guys- i appreciate your input. i have one mentor who has 8 rent houses and i have read alot of information surely not enough though. my mentor has the luxury of 100K+ cash, he has not invested out of my shoes (ie with hardly any money) i was hoping to get advice on ways to buy rent houses (ei: hard money loan, rehab, refi to conventional)

i believe i am in a good position in life to take some risks mainly b/c i am single. i also hear that this is a great time to buy b/c you can get properties on the cheap. with 12K in the bank; any suggestions or ideas? my tentative goal is to have 4 houses cashflowing between $200-400 each month within 2 years.
