@Denzel Segrest I would say to use certain websites as tools to help you know how many bathrooms and bedrooms there are. Sites like Zillow, redfin, your local mls website, trulia, realtor.com or any other home websites. I have been in a situation like this before I mostly lean to what I see is more consistent out of these 5 websites or more then ask why they are selling the property. This question is a good indicator to see if they are a motivated seller cause most motivated sellers don’t lie. They want you to buy their property and know that you will probably view it before you do. No one wants to get caught lying like that if they are motivated.
Then, actually visit the home based on how motivated they are and see for yourself. With repairs most motivated sellers tell the truth about this cause like I said they know you will view the home and do your own due diligence. I usually ask where they got this information from about how much their repairs cost. Most of these motivated sellers barely know a lot about their homes. Most deal with contractors that will try and take advantage of them so the number is usually exaggerated. Some of them could also be lying and under cutting the repair costs to get you to sell it, in that case I take a video of the whole house and pics. I can usually come to a number with a range of a 5k difference based on how old the house is and what it needs for repairs. A lot of people have numbers different on repairs because everybody’s contractor is different. Different morals or different costs, then after this estimate in my head I send out the pics and videos to my end buyers about a potential deal. They usually have contractors or a well experienced with rehab costs, they can tell what it is. If they are showing a lot of interest your number was not far of, remember a good deal always sells. If you want you could also connect with other wholesalers in your area and ask them what contractors they use and how they go about some things.
I also saw someone comment and tell you wholesaling is illegal first of all don’t let that discourage you. I bet you there are wholesalers in your area, which work with title companies that is run by your state or county which deals go through. Every state just has its own policies on wholesaling when it comes to closing, for example my state in MA does not work with assignment contracts so I do double close. I noticed it was a broker who commented that negative comment, real estate agents and brokers live in a different world from us wholesalers, don’t sweat it. And to contact wholesalers in your area, simply go on Craig’s list and search up real estate for sale by owner in your area, then search up keywords like handyman, investors, distressed home, motivated seller, fix and flip. These are posts by wholesalers in your area looking for cash buyers, email them with the link on Craig’s list saying you are an investor and wholesaler and would like to stay in touch for potential jv deals or to connect then with other cash buyers. This is how I found my first title company when I was told by other title places that they have never heard of wholesaling or they only work with agents.
