Negotiating a steal

Is it wrong to keep negotiating even on a steal? It’s a business, and I was always taught to make an offer so low that it shocks me. Recently I was negotiating and the seller was offended. The original number worked in terms of good profit but I kept pushing. I don’t want to lose it all being too greedy. I know my end buyers will negotiate with me as well even if it is a steal. So I was tryna create something for me to fall back on. Something like a cushion just Incase repairs were higher than expected or any surprises. I like to throw numbers that prepare me for the worst. The lady felt offended, I’m new to the business and don’t want to leave a bitter taste with customers. Any advice or tips?

How is it a steal if you can't estimate repairs?
