I strongly recommend The One Brokerage out of California. Its David Greene's company and I think they lend in almost every state now. They're investor friendly lenders and I have done my last few deals with them. They're great, their reviews online are great, and they will work their butts off to get it done. Period. I won't use anyone else now lol.

I'll tell you what Bruce, Northern Virginia/DC real estate is unlike anywhere else in the United States. Incredibly frustrating at times to find deals or anything close to 1% but like some other markets... has some incredible appreciation! HOA is $650 (which is pretty average for the area with anything typically between $250-$1,000). Does this make sense for an investor that wants to turn around and immediately cash flow day 1? Obviously not. I think this would be better for someone to walk into some equity and also benefit from some Northern Virginia appreciation. Whether that's an owner occupied situation or someone that wants to park a large down payment, start cashing flowing within a few years, and take advantage of the good old fashion wealth building strategy that real estate investing was supposed to be.

All that being said, its not the deal that everyone else is looking for... nor is it how I'm currently deploying capital... but just incase this fits within someone's buy box/buy criteria, I wanted to make available to the community and see if we could take advantage of a deal. 

To be honest, I wouldn't be surprised if someone in Northern Virginia was soo frustrated with getting anything in the area that was a "deal" ... that they would love an opportunity like this! Also, if there are still markets in Texas that fit the 1% rule... maybe we should hop on a call LOL!
