I'd suggest financing these individually under a DSCR loan. Portfolio/blanket lons can get trick on the exit should you want to refinance or sell just one of them. Typically the payoff on 1 property from the bundle is 125% of the existing loan amount which makes it a headache to get rid of an under performing property.

Also, a blanket loan if vested under an LLC makes all those assets tied to any liability risks of the rest. Again, DSCR loan with each property under a separate LLC, IMO, would be the best route.

Some DSCR lenders do source and season funds for 60 to 90 days and some do not. We have programs with all options.

I agree with Erik, DSCR would be the best way forward by forming an LLC with your equity partner.

You have a couple options as I see it. Refinance some of these loans into a DSCR loan under an LLC to take them off your credit or proceed to scale with DSCR loans vested under an LLC.
