Were you able to get financing and find what you need? Is it SFH or multifamily(5+)? For Multifamily I've used Opportunity bank and have had good results.

Does anyone have any experience with Section 8 housing in Montana? 

I have several questions I haven't been able to get a straight answer to and would appreciate hearing about your experience navigating the section 8 housing authority in MT. Are you happy with your experience with Section 8? How are rents set and paid for? What about utility payments when units are separately metered? 

Hi, I purchased a building that was contracted under the HUD Moderate Rehabilitation Program (Mod Rehab) - this program no longer exists but the property was grandfathered in. We will not be renewing the HUD contract but I was looking for anyone who might have experience transitioning from that program to the voucher program. Specifically - how to go from a tenant protection voucher to an enhanced voucher? What I understand is that the enhanced voucher can pay more. Market rent is above what the Section 8 voucher typically would provide so I was wondering if there was a way to get closer to the market rent.

Additionally, under the Mod Rehab program all utilities are covered by the landlord and I wasn't sure how that works when tenants transition to a voucher so any additional info would be great.

Although slow you can skip trace through the MT Secretary of State website. This could be laborious as a one at a time deal.

Not sure if this would work but you might be able to pay someone from Fivr to write a script that would do it automatically for you and generate a list based off of the multifamily addresses that you already have.

Hi BP members,

I live out of state and I'm looking to invest in the Springfield market, specifically multifamily units (duplex/triplex/fourplex) . I've been monitoring the market and I'm looking for some additional information/insight on the local market (school districts/rent variables etc) and I'm also looking for a RE agent suggestions. If anyone who is active in the area would be willing to chat I would appreciate the chance to ask you some questions about Springfield.
