Hi all!

I'm about to have my first occupied property under contract. I have a question regarding this process. The owner insists on wanting to kick out her tenants as soon as possible. My worry is if she removes her tenants from the property & I end up having to back out of the contract without closing on the property, things could get ugly with being sued for lost of funds etc.

Question - What methods/contract agreements do you use when contracting a property that is occupied? what is the best way to go about this?

Are you familiar with List Source? it's a online website that carries lead data. You can categorize your search by specific criteria. (Zip Code, Home owner equity %, Vacant/Occupied, Out of state owners, etc) It's an affordable way to purchase leads. Now what you do with those leads is up to you. Direct mail is always an option, although can be pricey for someone just starting out.

Hello,

Quick question for my fellow investors, What has been your experience with getting access to the MLS?

Was it through a real estate agent?

do you have any experience with 3rd party websites that charge for identical information?

What would you recommend?
