Sounds like you were on Roatan or Utila. I'm a big fan of both of those islands and started diving there. I'm originally from Redding, CA but have moved away. I'm curious to know what you learn about the California market. Good luck to you in your venture.

I have a move to Seattle in my future, so I completely understand the concern about how crazy the Seattle market is.  You may need to find a niche that others aren't as excited to jump into, or spend a lot of time in an outlying area to understand it.

I'd keep talking to banks to see what they would need and how soon they would pre-qualify you.  I was able to get my first primary residence loan pretty early in my working career, before we had years of tax returns.  You could also check out Brandon Turner's book about creative financing.
