I'm new to investing in real estate for rentals.  I have a primary residence and would like to protect it and my family from liabilities.  I would also like to finance my first investment with a conventional loan.

Are there lenders who allow financing using my credit, but own it thru an LLC? Are there other options? What are the requirements on the condition or value of the property to get a conventional loan?

Hi,

Does anyone know if FHA loans or assumable loans are given to investors?

If Freddie Mac is the seller (in a foreclosure scenario) as well as the lender, would that be a benefit to them to be pre-approved with them?  I would be bringing business back to them.  So, I'm thinking I can make a 15% - 20% lower offer than listed and show that they could make more money in the long run.  What is their typical discount?

If they counter, I would offer $1K more.

I've heard that banks have a set discount rate from the BPO (Broker Price Opinion) that they will not go below.  Does anyone know which banks/lenders have the best discount rates?

In case they don't budge on price, will they negotiate on the loan terms if I bring business to their bank by taking a loan with them. For example to get better terms, instead of an amortized loan, would they give a simple interest loan, where the principal and interest are fixed and do not change until the loan is fully paid?

What banks/lenders would typically be willing to negotiate on price and/or loan terms or downpayment?  In this deal I am looking at, the lender is Freddie Mac.

What firms are out there that allow you to invest in real estate from a self directed IRA?

I have an existing Scottrade traditional IRA into which I had rolled over my 401(K) from previous employers for consolidation.

Once I find a financial company that allows investing in real estate, should I specify that the new account should be a Roth IRA or is there a choice? I've been told that its better to convert a bit at a time to avoid tax consequences based on the income bracket.
