Hello, @Jay Hinrichs. This is a very scary prospect. So, being on the cusp of loading up my portfolio with RE properties, I will do the above when dealing with money being transferred. Please, any other ways to "Triple~Insure" that I (We, as in all of us!) can do when purchasing RE and transferring funds?

(Man, the thought of some thief stealing funds makes my blood boil!!!)

I am searching for an expert RE Agent/Broker that is deeply familiar with Indianapolis, Indiana. The Agent will have property management companies that do superlative work and come highly recommended and run a super~tight PM business. Please, if this is you, reach out to me, I would greatly appreciate it. I live in California, and am seeking an Agent/Broker that is full of integrity, trust, honesty, and willing to work hard "Together" to be financially rewarded.  $$$

Hello, @Jordan Parker.

You will hear from experts on this site, get ready to take great notes! First and foremost DOCUMENT everything. Make sure every single thing that happens between you and this tenant is documented fully. Times, dates, if anyone was there (witnesses). Having these "Ducks in a Row" (Documentation) surely will hold water in court and will speak volumes.

If you can, videos as well, but research that. Again, you will hear from experts on this site, that will dwarf my expertise, but this much I know.....DOCUMENT!

This tenant sounds like a professional "Train~Wreck".  Get her out!  :)

Hello all you real estate wizards!

Question, please: When one buys a TurnKey property, can you wrap all the financing into the loan? Or partially? Does the TK provider like to see a certain amount down? I imagine the garden variety provider would go the 20% down route, but is there such a thing as wrapping a portion of the financing into the loan? I'm wondering if there are any companies that would accept 15%, 10%, 5% down?

Excellent. I deeply appreciate that, David. Your words carry great weight.  :)  Years ago I was in small claims court over two tenants. It was expensive, time~consuming, and was just a heartache. I try to do everything in my power to not go down that road again. 

I appreciate all your words and wisdom, and it is an amazing blessing to have all this expert advice through BP. Just love this great community!
