Question :

I am still fairly new to BiggerPockets (2+ months) and I am gearing up to start investing OOS. I am searching in 4 different States and trying hard to do heavy due diligence. I am seeing here and there properties that are said to be selling from the $29K range up to the $40K amount that are stating that after ALL expenses there will be a $250.00, $300.00, or $350.00 positive cash flow. This sounds pretty incredible, of course.

IS THIS POSSIBLE?

Still being new, I am just humbly asking from all members and experts if this seems "Pie in the Sky" numbers for me, or if I am missing something? I would love to purchase properties like this all day long, but being new, and especially living in Orange County, California, I simply want to understand if these things are true, and if this is possible after all expenses, INCLUDING property management.

Wow, @Mario Mormile.  I am still searching for the state that I want to invest in with OOS. Man, in some areas where I see a multitude of properties or foreclosures for sale, I think, Yikes!  :)

Just finished reading "Real Estate~Uncut, Direct, Authentic"~A Practical Guide To Buy, Rent, Manage, and Sell Investment Property 

by @Paul Camuto. Excellent read on this Christmas Eve day! Paul has written a powerful, yet simple text on real estate investing for the novice as well as the expert. There are times in this book when I laughed out loud! He is funny! This book really goes through the nuts and bolts of investing in rental real estate. I really love this text.

I love to read RE investment books, especially between patients and there is lag time within the hospital. I have Brandon Turners RE books, one by Scott Trench, and two by Frank Gallinelli, and now an excellent text by Paul Camuto. You can get it on Amazon!!

When I bought the book by @Scott Trench, "Set For Life", and thought it was an incredible find, I have to now add "Real Estate~Uncut, Direct, Authentic" by Mr. Paul Camuto as an incredible Christmas find!  Enjoy!!!  Thank you, Paul!

Hello @Johnny Hastings.

Sorry about your situation. Years ago, a tenant put holes in my walls, and a hole in the ceiling (stomping around in the attic!), and it was sweet each and every time to get that wage garnishment check from him AND his girlfriend.

On the flip side, I got two judgements on a ex~tenant, to the tune of $9,000.00 she owed me. Never, ever collected a penny, for she was a professional deadbeat. Nor will I ever collect it. Not that I would wish it on her, but she was hit by a car and died. Yikes!  Watch out for "Karma", she'll run you over!!!
