I am not an Attorney, but I am just a RE investor. I write off every single thing that pertains to RE investing. Flights, Hotels, Meals (if real estate was discussed in the course of doing business). Make sure to check with your Tax Pro and/or Attorney. 

If it moves, I write it off!  $$$

Honestly, I am trying to wrap my head around anyone spending $15,000.00, $25,000.00, maybe $50K on any program from a Real Estate "Guru". I guess people have different thought processes, and lead some to "Invest".

I would just never dream of spending ANY of that hard~earned money on that. I think the most I spent on some kind of funky program that promised me "Riches" was when I was 15 years old and I bought a book that was supposed to lead to my riches by stuffing envelopes at home. Ha! Remember those? I spent $6.95 of my money, and when I got it, and read through it, I got bent out of shape! "Man, what a lie! What a scam!", I thought. Thankfully, it was just $6.95!

I suppose that burned something in my heart and head and I am "Hyper~Sensitive" when it comes to scams. 

Be careful with your money and beware the "Snake~Oil Salesman"!

@Janis A. Patience, my friend. Your hard work will pay off. It's a numbers game. I am ready to go as well, just got my bright and shiny "Pre~Approval" letter today! Looks awesome! BUT, I'm doing a deep dive in my due diligence, for I will be investing OOS. There are a couple that I want to buy NOW(!). Patience is the order of the day. 

You will be thankful you were patient and kept calm.  :)
