Hello,@Nathan Lilly.

Congrats on going to College. There are a myriad of things you can study, but make sure that what you study and eventually get your degree in (if you so choose), is marketable. If I were you, I would make triple~sure that you can make a great income (to dump into RE investing), in what you want to study and have as a career.

Don't get me wrong, I am sure that 15th Century History, getting a Degree in Bohemian Studies, and maybe Underwater Basketweaving are pretty awesome, but will it make you money? Can you make a solid annual income to support yourself & use for RE investing?  Those are the questions.  :)

Happy last day of 2017!!!

Ordered the text the day before Christmas, and, obviously, haven't received the book yet, but halfway through the PDF of the text that was emailed! Thus far, this book is nothing short of EXCELLENT! Get out your pen to take copious notes, get your highlighter, dog ear some pages, this is absolutely the book for 2018 "Super~Goals"!

Written in a simple, yet powerful way, concise, and just the way @David Greene writes and has organized his thoughts, is up there with the most successful RE writers. 

Thank you, David, for such a superlative RE OOS investing book!

Great advice ,@Mala S., thank you. I love "Rentometer", but I have to check it again, I think last time I used it, it said my free quotes were used up. Ha!

Thank you, @Von S. That makes perfect sense. Some neighborhoods I know can be completely different 2 blocks one way as opposed to the other.

Question: Are you finding when you check the rental estimate on "Zillow" that they are over the actual estimate? Whether checking, California, Indiana, Kentucky, or anywhere, USA, are you seeming to find the estimate "Off"? I have found out about actual rents from "Boots on the Ground" and it seems more often than not, the rents are estimated as higher. Sometimes way higher.

Not good when doing a property analysis and it is critical to get an "Actual" rent value.

Have you found this? What are your thoughts?

Wow. Amazing thread. So sorry, Mary Ann Casey. Best wishes, and make sure you kick some butt! I am just about to take the deep~dive into investing OOS, and these stories make me sick! Everybody here is spot~on. Make triple~sure you have a superlative PM company.  And a team that runs a tight ship! Get those "Boots on the Ground"!
