Seriously, Merritt S. When I see a basic garden variety home in a mid~line community in OC, Ca., go for one million dollars, I think, man, how many units can I buy with that million!!!  :)

Seems to me it is critical to get the absolute best property management company in place. :) I definitely will have my reserves in order.

Excellent, @Mark S. I am with you on the diversification.It is just plain wise to not have all the eggs in one basket.

I really like the TurnKey "One Stop Shop", especially investing way OOS.  Those numbers look pretty good, I guess in my head I have swimming around "One huge expense and there goes the years profit". But I guess it is par for the course. :)

I will have to check out Keith Weinhold's podcast. Thank you for your expertise, Mark.

I have been looking at "TurnKey" providers, and would seriously consider going that way, but I am wondering if I can find one that has properties that cash flow $250.00 plus monthly for a price point of between $50K~$100K.

I can't see going TurnKey at only $50.00, $100.00,$150.00 positive a month. Am I off base?  Still learning. 

Obviously, the market is doing great, and I am going to expand into rental RE, but I have to say, all three of my "Index Funds" have been doing awesome over the last two years.  Super~Nice as I sleep soundly.

Thoughts, Mark?
