Thank you again, @Jay Hinrichs! That would suck to take a financial hit be it 2K or 20K. No Bueno!

Hey @Caleb Heimsoth! Thank you for the info in the Frayser area. Good advice. Little by little, I'll put all this info together and figure out a State and City to "Pull the Trigger" on my first OOS property. 

I am in no rush. I want to do things right and spend some time doing heavy due diligence .  :)

@Jay Hinrichs! Thank you, I knew you would chime in, and I love the wealth of information that you so freely give. Beautiful analogy with regards to the lowest priced neighborhood in Los Angeles. There are parts of South Central LA, or East LA that I would not even go into. If I "Had" to go there, I would not get out of my car without my S&W 9mm or my other "Equalizer"(Sig Sauer .45). Wow, amazing how you brought clarity to that! 

Thank you, @Andrew Johnson, for your input! You are my neighbor in Encinitas and it is so great to see successful investors in OOS in my own backyard.  :)   I really appreciate the words of wisdom in how to analyze areas and numbers when investing in a different State.

Just a matter of time before I start my RE journey of investing OOS, and STILL amazed at being a part of this incredible community called BiggerPockets!

Happy Friday, BiggerPocketeers!

In light of the incredible information over the last few days here regarding starting OOS investing, what is a great "PricePoint" for starting out in a different State? It seems to me the lower end (15K~25K~35K) is a no~go for someone like me that is going to start investing OOS in the next 4 weeks. I know it must vary from State to State, but there must be a good starting number for me and others. I do not want to get "Torched" financially for a first time investor, OOS.

I want to do things right starting out of the gate, I don't want to be that one who posts "Here's my experience in getting burned in investing OOS for the first time". I live in Orange County, California.

So, whether in Indiana, Arkansas, Tennessee, tell me your thoughts on a good entry point? $50K? $75K? $100K?
