Thank you, @Soh Tanaka and @Antoine Martel for your input. 

I am not invested in individual stocks, my Index Funds captures the whole market. My Index portfolio is most definitely for the long term. I just know that I have to add RE to my portfolio. Including RE rentals along with my portfolio of Index funds, I believe is a solid start. As time goes on, I want to include Multi~Unit properties in my portfolio as well.

Love to get input from all BP members. I am just about at my goal of saving 100K (4 weeks away!) before I pull the trigger and buy an OOS rental property. That is the plan, to start building up my RE rental portfolio. My question: At this point, should I just continue to dump my funds (I save about 3K~4K monthly) into my Index funds? The YTD on my Index Fund portfolio has been 10.31%, 3 month at 21.50%, and last 6 month returns have been 34.92%. Pretty amazing! :)

Of course, everybody knows the market has made phenomenal gains over the last year due to the current administration. :) I am just in a quandary as to continue to funnel all my savings to my Index Fund portfolio with the amazing gains and hold off on buying my first OOS rental property, or pull the trigger and make that first purchase (?). 

What would you do?

What would they say if you called before the seminar and asked for the $400.00 back? That would be my first choice, you may have to negotiate hard, but turn the tables on them. 

If you can get your money back, you are ahead of the game!  :)

Well said, Anthony Dooley. "Stop crying and get to work". Love it. My father came to America at 20 years old and retired at 42 with multi millions. The man worked 7 days a week for many, many years. It's amazing to listen to the stories here of people working full~time, investing in RE, AND raising a family. And some are going to school as well! Some of the most accomplished physicians I know are, besides being an MD, are studying law, learning a new language, investing in RE among other things. I think "How in the heck can someone so crazy~busy accomplish and do all these things"? It is what you set your heart and mind to do and what you desire to accomplish with all of your soul as well as simple time management. It is beyond our comprehension what we can achieve when we set our heart, mind, and soul to it. DREAM BIG! Daniel F. Harb

Well done, Mary Ann Casey. You are certainly going above and beyond to get your "House back in Order". Let us know when you find an excellent insurance company. I have to start researching Ins companies that specialize in RE rental props. I want to see what is covered and what is not. I'm sure the RE wizards on BP will give their expert advice on premiere rental insurance companies that have excellent coverage. 

Most likely starting with Mr. Jay Hinrichs. He knows! Mr. Hinrichs needs to expand his repertoire into writing. I'm sure he would write a killer RE book. Pick any topic! :)

@Mary Ann Casey, I don't have rentals with this company yet, but I have been researching "Ethosity" property management company owned by Mr. Sterling Davis. I've been speaking with him and his wife Melissa for the past month.

Seems excellent and when I buy a property in Indy, I'm going with Ethosity. They seem full of integrity & honest.
