Not sure if I mentioned that today. Yes, I am 100% invested in Index Funds , and yes, I am staying the course (Probably take years to recover the losses), and yes I believe in "Buy and Hold". It just stinks to see tens of thousands of dollars evaporate before your eyes, day after day after day. 

2019 cometh!!! Come 2019, I will be dumping 95% of my investments in REAL ESTATE, at least it takes time to lose money, if there is a loss. Ugh, learning, growing, licking my wounds... Thoughts on today? (The good news is, my offer got accepted and I just purchased my first parcel of vacant land, a really beautiful lot with a view! Maybe I will buy a tent and go live on the lot. Ha!)

Awesome, @Tyler Sawyer, thank you so much. I really appreciate the time you took to give me your expert thoughts, I really appreciate it. I have never bought a vacant lot before, but I believe it will be an excellent deal, plus good experience for me. And a great project .

I think to get a ballpark price per square foot is a perfect start. I'm tempted to buy one of those "Home Depot" ready built homes for $35K and plopping it on the lot! Ha! (Kidding)

House...  Where should I start to get a ballpark cost to build a house on a vacant lot? I deeply appreciate all input.

I am looking to get a ballpark cost to build a 4 bedroom, 3 bathroom home on a lot in Desert Hot Springs, California. 

Maybe 1800 square feet.

I am very close to the purchase of a piece of land, a lot, that is zoned for residential, R1. Most likely I will get it between 8K~9K. It is around 6500 Sq. Ft. It is in the Desert area, with homes surrounding it from the 125K~200K range. I believe the cost to bring the sewer hookup and electric to the potential home would be around 10K~15K. I would love to get input from everybody that has bought a lot before, or land, from the expert , to the new, that has good information.

What are the "Pros & Cons" of this potential land purchase?

The price seems so great that I would either sit on it for a few years, or eventually build a house on it. I thank everybody for the potential expertise and time in responding to my post.  :)

Seriously, the last few hours, in-between my studying, I did happen upon a few YouTube videos that were rife with "The National Housing Market is Crashing", "The Stock Market is Crashing", etc.,etc., and for a moment I was a bit spooked, but I have been here before. We all have. Honestly, I am sitting tight, if anything, excellent deals will be plentiful. Listen to the wisdom of @Jay Hinrichs, @Caleb Heimsoth, @Russell Brazil, and the other resident experts on BiggerPockets. It sure is calming to come onto BP and read the voices of calm and reason.    Thank you!

There may be some bloodletting, but, meh, life proceeds.  :)

Good thread. I agree. There are pros and cons to obtaining a real estate license, I had mine in my early 20s and  worked for a couple developers, selling new homes. I let my license lapse many years ago, but now I am in the process of getting it again. I believe, for a few solid reasons.

I will save the commish on the purchase, I love the access to the MLS, able to look at properties, and I am sure other benefits. I will write all my studies off as well. I am going through "Real Estate Express" online, and the prices are unbelievable. RE Principles, RE practice, and the elective, RE Aspects of Law, all for, wait for it.... $59.40! Killer price! It was actually a Thanksgiving 40% off sale. :)

Normally the courses are $100.00 for the 3 classes for the California RE license. $100.00 is still killer. 

I will stay in the profession of Radiology, but I'm pretty excited to get my California RE license again!
