I am guessing there is more to this story than we are being told. Nobody hires a surveyer and moves a fence 1.5 feet on a whim.

You put yourself into the wonderful world of being a REI. Navigating the downturns is what makes a good REI. People on this forum started complaining the first month that they couldn't survive with no rent. You shouldn't be a landlord if you don't have a single month in reserve. Remember leverage cuts both ways. It boosts your returns and also can kill you in a downturn.
This whole thing is overblown IMO. You see a new BS article Out of a 50 unit portfolio I had 0 evictions. How you manage your rentals matter. If you placed decent tenants, they will work with you if you are reasonable.
This deserves all of the up votes.

Seems like you just need an amendment stating exactly what you have above. I googled "amendment to lease agreement ezlandlordforms residential" and found the right form in the first link. It was an ad link though, so double-check it. I'm sure there are plenty of people out there with more experience in this than I though.

If your mortgage lender discovers this, you run the risk of them calling your note. They could then ask for the full balance to be paid in full. I do not know anyone that has had this happen to them, and I would be interested in hearing stories fro members that have had this happen or know people that have had this happen.

I am not a tax professional, but I am pretty sure that the only way you can claim a home office is if it is 100% dedicated to that use. If this room will be used for anything else you are not supposed to claim is after 2018. Your description sounds like it might qualify and hopefully a tax pro will step in and help you out. Preferably one located in your state.

This is a great story. I've been thinking about a similar route of starting with a 4 unit place (on top of my existing SFH rental) and attempting to upgrade to a bigger place with those profits. Glad to see it is working out for you!

Yes! Habitat for Humanity ReStores for the win! They don't always have what you need, but when they do it is super cheap!
