I often am looking for good real estate deals, and I am interested in making offers on homes with the contingency that I can assign the home to someone else that would be interested. Let me know if anyone is interested if I post any good real estate deals here, and I will send them their way.

I have been able to get on the buying lists for a couple of wholesalers, and I occasionally get a notification of a house that has been put under an assignable contract. I'm interested in doing a house flip, but I would be interested in partnering with someone who has experience and knows what they are doing. Is there anyone out there who would be interested in partnering with me if I can bring a good deal that anyone flipping properties would be interested in?

I'm looking at acquiring my first rental property, and I'm curious how most of you acquire yours. Do you typically go through a realtor, or do you go for off-market deals? I have found that several of the listing prices for houses in my area are such that the Cash on Cash return is going to be close to 5% (which is what I can get out of the stock market). I'm looking to house hack, so the areas I can look in are more closely limited. Should I attempt a BRRR strategy or something similar? I'm just looking to get an idea on good approaches to gaining rental properties.

@Becca Summers Thank you for your reply. I was looking at probably having a 3.5% to 5% down payment, though with a little bit of time I can get up to 10%. I don't have a specific property that I'm looking at, just a general price range in my head.

I'm currently looking for a duplex that I can move into one side and rent out the other side. Does anyone have any good recommendations or suggestions on any good mortgage lenders that specialize in this sort of thing? I'm also open to looking at things like Lease Options and seller financing (assuming the seller owns the home free and clear) and any other options that I may end up using to finance the new deal. If anyone has any knowledge or experience in any of these, let me know what you think.

@Nathan Schiess Thank you for the response. That puts things into perspective. I'll probably start small since I'm starting out. I just was interested in getting some additional perspective. I think it makes sense at my level to start with the duplex and move my way up as I learn more about what I need to do.

Thank you for your reply. I didn't give a lot of context in my original question. My goal is to build up a portfolio of cash-flowing properties, and I wanted to start smaller to make sure that I can steadily learn over time. The path I envision taking is starting with duplexes and single family homes, then as I acquire more of them, 1031 exchange them into triplexes and 4-plexes, then as I continue getting properties, eventually 1031 exchange my 4-plexes into apartment complexes.

I'm just starting out in learning real estate investing, and I'm interested in looking at getting some rental units. I'm currently living in my first house I've purchased, and I am considering whether I rent my current house out and move to a duplex and rent out the other side. I'm also considering on whether I sell my house for a larger down payment and use that to help pay for a triplex or a 4-plex in which I live in one of the units. Does anyone have any experience with this and any feedback on how it worked for them?

Is there an easy way to get a list of all (or at least several) of the duplexes in a given city or county? I am interested in finding a duplex I can buy, but I would like to see all possible duplexes, not just the ones that are on the market.
