@Thadeous Larkin I guess I'm not sure what you define as medium-term. I set the leases up as auto-renewing month-to-month leases so that I can terminate a lease quickly if need be. But the intent is long-term.

@Thadeous Larkin I can comment on the “rent by the room” part. I charge $900 for my basement bedroom and $700 for both upstairs.
Do you have someone who will be local to help with management?

@Andrew Caldieraro that’s a good question, I was looking for duplexes which are specific where I was looking but I’m not sure how it is in your market so you’d have to investigate.

I would call the county assessor and ask for a list of all the properties zoned the way you want within the specific area you are looking for. That is what I do here in CO and have gotten the lists for free!

@Nick Cooper okay, makes sense.
Also, you can only use FHA if you're going to live in the property so Conventional will be the way to go.

Hmmm a realtor is not the one to pull your credit or tell you what you do/don't qualify for. You need to find a residential lender who can help guide you so you know what you qualify for and if you don't qualify they can explain what you need to do in order to get to the point of qualifying

Are you thinking of living in one of the units of the 4-plex or having it solely as an investment property? Have you spoken to any lenders to see what you qualify for? I'm from OH and RE is very cheap there so with that down payment (especially if you're living in one of the units) and credit score it may be viable.
