Looking for some advice.  Interested in purchasing my first income property in Philadelphia and debating neighborhoods.  I was looking at Fishtown since it seems to be up and coming but an agent I spoke to also suggested University City.  My goal is a property with positive cash flow in a decent area where hopefully I can expect some appreciation or at least stable prices.  Looking between 200k and 400k.  University City certainly appeals to me given the potential of renting to a graduate student or medical professional, but looking for any suggestions.
