@Jon Nolen Thank you for the reply. It's good to hear that I'm not just blind. I'm thinking of focusing on Midwest City, but in my inexperience 1% just looks tight. And being a newlywed weighs heavily on reminding me that I also have to think a bit more about "security" of investing now. 

I live closer to Harrah than Jones, and want to house-hack. Currently I live under 1 mile from work, so the commute is blessedly short. While also living far enough out in the country that there's just less people. I don't really want to commute in to Oklahoma City to house-hack, much less some of the lower end areas. Which is where I'm finding multi-family that even remotely looks good financially with my limited deal identification skill.

@Mark Nolan, @Shawn Ackerman, @Sara Cunningham Thank you for the welcome! Now that I've figured out the site a bit better, I can respond "properly" with the right quoting. So a big thank you to you three! 

The more I look at the OKC market, the less and less "promising" it looks. But it's where I am, so I've just got to make the best of it! Currently I'm working as an HVAC Journeyman at the suggestion of my first real estate coach/mentor. He said it'd give me a leg up on deals since I could potentially run smaller margins than some other people. But now that I've been doing it almost 4 years, it's not looking as nice and shiny. Now to focus down on my goals and figure out what I'm wanting.

At what point does the house hack not make sense? The only properties I'm seeing don't even meet the 1% rule. I'd think the margins are a bit too thin at that point. But that may just be my newbieness showing.

Hello all, The past week or two I've spent all my spare time listening to the BiggerPockets podcasts, currently I've made it up to the mid 60's. It has really helped me narrow down what I'm looking for! ... But then I look around and don't see anything anywhere close! So, is the 2% rule practically impossible right now? I see lots at what I perceive to be 1%-1.5%. Several years ago, after reading quite a tall stack of Kiyosaki branded books, i paid for a local investor to give me a private 2-3 (can't remember) course. I was 21-22 at the time probably, and unemployed. His advice was to become an apprentice for one of the construction trades. I just recently advanced to Mechanical Journeyman and am feeling ready to get into the market. Some creativity will be needed financially, but what's new? As he was teaching me, we looked at a house that would easily meet the 2% rule as I recall! But I don't see deals like that anymore? This got a bit long and rambling, but region specific is partly to interact with locals, right? If I never say anything, I can't interact with anybody. Thanks all Daniel

One potential failure point I think of. All of the furnace blower motors I have seen (I am an hvac journeyman currently) have a squirrel cage fan. Dust build up could imbalance the fan and lead to vibration and noise. And vibration and increased workload on the motor will kill it fast. My understanding of a potential at least.
I hope my nooblet question is not inappropriate, but what do the numbers signify? Or was this pulled from a link that I can read up on? As an utterly new "investor" building my information pool, and seeing a few things that make me see bubbles right now. But not too clear on what the specific bubbles are and how to not lose my pants as I start.

Hello all, Glad to have the opportunity to be part of what looks like a great community. I'm a newlywed in my mid 20's recognizing the need to focus on stability and security for family. Can't do it without leaving my comfort zone! I'm sure I'll fill in more info as I figure out what is pertinent. Having been on multiple different forums for many different topics, I'm slow to fill in too much info. Daniel
