Welcome to BP. You've come to the right place. Many NEW investors have another source of income before they move to investing full time. Since you work 2 weeks on and 2 weeks off partnering up with someone would be beneficial to you. Any down time you have on the tug boat - read, listen to podcasts, and educate yourself as much as possible.
There are several investor meet ups in Hampton Roads. TRIG is one that I recommend. If you get your real estate license, choosing the right brokerage with no fees is very important.
