@Account Closed I wholesale apartment buildings. I find direct-to-seller, off-market deals and put them under contract with help from my partners who provide the financing. Then we market them to buyers all over the country. 

@Account Closed Welcome to the club! It really was BP and attending Jax REIM meetings that made everything fall into place for me, more than any book. But if I had to recommend something, I would say to look at Ken McElroys books "The ABC's of REI" and "The Advanced Guide to REI" for a really good dose of both theory and the hands on approach. @Vanessa Williams Welcome to BP! Good for you for already seeking out your local REIA because that is exactly where you will find your mentor. Look for someone doing the type of investing you want to do and offer to help them for free with whatever they may need in their business (be it marketing, organizing, painting their flip, etc) in exchange for their mentorship. This will put you on the path to success. Good luck to you!
