Congrats on getting started, Daniel! A lot of investors keep it simple in the beginning with Excel or Google Sheets—it gives you control and flexibility. As you scale, tools like Stessa, RentRedi, or Buildium can help automate income/expense tracking, valuations, and even tax reporting. The key is consistency—whatever you pick, make sure you update it regularly so you always have a clear picture of your cash flow and equity.

Thanks for the reply, I haven't heard of these tools so I will check them out.

I like the idea of tracking my current equity and also predicting the future equity growth so I can see when I can have more equity to reinvest.

Congrats on gearing up for your first deal, Daniel! That’s exciting! When I started adding rentals, I kept it pretty simple: spreadsheets were my main tool for tracking cash flow, loan balance, and equity growth. Over time, I added apps like Stessa and RentRedi to make things easier. They help automate income/expense tracking and give you quick portfolio snapshots. Some investors still prefer spreadsheets since they’re customizable, while others like the convenience of dedicated software.

Are you looking for something lightweight just to track equity, or more of an all-in-one system that handles rent collection, maintenance, and reporting too?

Thanks for this reply, I think a spreadsheet may be a way to go. Do you have an example you can share of the key headings I should be tracking?

I am just about to buy my first investment and plan to buy several within the next few months, what software or tools does everyone use to keep track of their portfolio and equity?
