You haven't mentioned your longer-term plan for this property beyond moving out in 2 years. One thing to keep in mind is that if / when you refinance the property, you will need to submit your tax returns as part of the documentation. At that point, it is clear that this is an income-generating property, so you would be looking at a somewhat higher interest rate to refi an investment property than a primary residence. Something to keep in mind, but probably not a deal breaker.
