Thank you all @Dave Foster, this would be for selling a single family investment property and then moving into a multi family. Would it still work?

Can you do a 1031 Exchange if the property you buy is a multi family and you live in one unit while renting out the others?

They have not made an offer. cash flow is minimal and owner financing can’t happen because I don’t own the place outright.

Hi everyone My current tenant just contacted me asking if I’d be willing to sell him my place. It is a condo. The unit above mine is currently for sale for $25K more than I bought my place for. Any thoughts/suggestions on the best way to go about doing this deal if I decide to go ahead with it?
