Thanks @Jill F. I actually did that with my first property but I realized that i'm a control freak with the ad, the pictures, talking to potential renters and screening them, the good thing is that you can do all of those things from far away.

@Peter M. I would definitely do that except my house is a townhome. It might be a good idea to talk to leasing agents in buildings close to the property though.

@Ray Herrell, I disagree, if they clog the toilet it's their fault, I have numbers for plumbers in case they need them. I don't accept money orders only online payments. What would I have to drive over to the property if they broke one of the doors? They can contact a handy man and get it fixed.

Hi All, 

I'm trying to get my third property rented and I was wondering how do you guys who live relatively far manage showing the property. I've been scheduling all of my showing for Saturday but some people cannot make it that day, so I wanna avoid traveling for 2 hours more than once a week. Do you usually hire someone to do that? How do you find that person? Seems like nobody wants to just show the property as opposed to place the tenant entirely

Hi All, 

I do photography as a hobby but also use it to photograph all of my rentals (4 now) I recently bought a new camera, and I was wondering if that can be deducted entirely, part of it, or any of it. I am also planning to buy a new laptop, same question for it.

Thanks so much for your help everyone, that's exactly what I was looking, seems like the severity of the flood is not as bad as I think. Unfortunately, I'm outside of the country and I'm basing all on what the tenant says.
