 Hey Ben, 

The most reliable ARV will be to have a realtor pull comps from the MLS. But if you want to be able to do a fast one yourself you can use softwares like Prop Stream or ReMine to pull them. Both of them are with a paid subscription. They are getting data from the MLS and are fairly reliable. But before you move on something I would definitely recommend having a realtor double check your numbers.

Hello Sarah, 

Welcome to the Bigger Pockets! As you probably know STR took a hit in the last few years as the competition grew substantially, putting pressure down on the profits. What we see now is that people that are good at marketing their properties and have great amenities still do good.

The market got harder for just renting a regular 3 bed 2 baths house with no amenities and make a profit. Bigger properties with 5 or 6 bedrooms with a pool still offer strong returns. 

One thing to keep in mind when looking to invest in STR is to make sure the house you're looking at is outside of an HOA.

 Thanks! I'll take a look at those areas. With traffic into Houston sometimes it's almost as much of a drive as it would be to College Station! I also have relatives working near there that could occasionally check up on things. But Houston might be good if I can find the right property at an acceptable price point.

I am the leader of the Landlord Focus Group from Greater Houston REIA and we have a meeting the second Thursday every month. This month we have it at Spring Creek BBQ, 19099 I-45, Shenandoah, TX 77385. This month's meeting is today and this location is really close to the Conroe area. If you can make it, this will be a good topic for you to meet with some fellow investors and talk about some real deals. The topic is how to Finance 100% of purchase and 100% of rehab when you're doing a BRRRR and the speaker has used this method more than 15 times to buy multifamily properties around Downtown Houston.

 Hey Daniel, this is crazy... we have our BCS investor meet up the same day, 2nd Thursday of every month. 


 That's unfortunate. We should have coordinate it in different days in case someone want to come to both of them.

Hello Dominic, 

I used the Affidavit of Heirship option a few times before with no problems. Title companies are fine with it and they will handle the whole process for you. The biggest hurdle is to have all the heirs to agree with the sell. 

I am not sure about the partial interest buyout but I will be happy to put you in touch with my Escrow officer or Attorney that can help with that.

Welcome to Bigger Pockets. If you send me a DM I will be able to introduce you to my title company where I do most of my transactions personally and for my clients. Same for my real estate attorney. 

Lender policy is issued by the title company and you don't need to shop around for that.
