I am in the Cleveland area with housing costing lower than 75,000 to purchase for a fix and flip. Most hard money lenders require 75,000 minimum purchase price. The company  “Do Hard Money” does not, however they require 3,000 down payment. Is there any other recommendations for lenders? Or is “Do Hard Money” a good way to go?

Thanks everyone I’m reaching out to an attorney I met before to see if they can help me out. there is a company called lawdepot.com they have state specific forms on there but I don’t know if they have been used by others before or not maybe I’ll ask the attorney first. Thanks!

I’m in Ohio and was wondering the best way to find and keep a lease agreement template for single family homes? Can you buy an excel copy online? If so where? Is there anything special I should add such as bed bug stuff? Also does anybody include landscaping into the agreement? I want to give our tenants the option to have us take care of the yard for them. Do any landlords do this? If so what’s a reasonable price? Yard is not to large maybe .25 acre lot sorry for the multiple questions but I am starting out. Any help is appreciated. Thanks!!!

Now do you need to have all cash to do deals with wholesalers? I will most likely be using a hard money lender for some of the funds and do not have all cash to purchase outright.

I understand that some investors use wholesalers for finding flipping deals. seeing that they probably don't want to give up the person they use how can I go about finding one near me? Cleveland/Lake County area. Thanks!

I am looking to gather contacts for my area. I am new and looking to get into flipping. Would appreciate any feedback. I am a W-2 employee gathering up as much info and capitol as i can right now for when i finally take the flipping plunge :) Hopefully i can find some contacts or possible partners otherwise i will get a hard money loan on my own.
