Post: How to create a P&L statement for commercial loan

Hello all - I'm applying for my first commercial loan and they've asked me for a P&L statement for all my rentals. I only have a handful of properties, each of which I track through an excel spreadsheet. Does anyone have advice on how thorough or "formal" the P&L statement needs to be for financing purposes? Not sure if I can just send my spreadsheets over or I need to get software or a template. Thanks!

I’m also really passionate about my non-profit colleagues finding their way to financial freedom as well. (If you can only read one book, read Your Money or Your Life). So far I’ve got 4 houses and 3 duplexes with none of my own cash invested except the first deal, and my goal is to be at 30 units with at least $60,000/year of net cash flow within the next 3 years.

My wife loves me AND is sick of me talking real estate all the time lol so if people ever want to catch up and talk RE I’m in! Some other folks in LA like @John Koster and @Shiva Bhaskar and I like to connect on out of state investing over beers every couple of months, and a new thing we’re talking about too is Opportunity Zones.

So anyway, I haven’t really shared too much of my story here and I just wanted to spread some inspiration for other go getters and life changers on the forums. 

As @Alexander Felice says, I think you’ve got to be a little obsessed. And take action! Thanks for all those who have supported me so far and to many more!

Post: Turnkey Property Providers seem too good to be true?

You have to do all your own due diligence. Don’t believe the offered numbers and make sure you look at comps for rents and properties values in the area. You will be paying a premium compared to if you had found the prop and rehabbed yourself - it’s the cost of doing business. 


You can acquire the skills to do this yourself and make better returns, but there are only so many hours in the day. This model works well for busy folks who want something packaged and delivered to them. Weigh this route against the value of your own time.

Welcome to the Bay! I work a full time job and my family keeps me busy so in my limited free time, I haven’t been able to find anything that will work. I think the bay is an appreciation move if your time horizon is long enough. Of course you can find properties and add value, but you’ll have to weigh the work of that against how you value your free time. You can buy cash flow by putting a greater % down, but there’s an opportunity cost to using your cash in this way. Personally I’ve gone out of state for these reasons.

There are a number of ways to get 10k per month in rent and one of the most simple is to start acquiring doors. For SFH that cash flow 300 per Mo, that's about 33 homes. It's worth spending some time figuring out what you're really after as your mindset and skills will evolve with experience - what will you do after hitting that nunber? That's your real ultimate goal.

Hey Jason - if you already have a relationship, you can likely just ask and get this under contract! It sounds like she’s looking for an opportunity to unload this property and you have the potential to create a win win situation for all parties. If the deal is good, you’ll find the money you need.
