I use Postlets often but find that you must proof your ads closely.  As Katherine stated earlier, your information does not always "throughput" as you expect.  But everything considered - it is an excellent way to advertise a rental.

I have a SFR with a septic and make sure there is language in the lease/rental agreement that scares the %$#@%#$ out of the tenant concerning their abuse of the septic and I make sure they understand it and initial next to this language. Especially if the tenants have small children, you have to clearly communicate what items are forbidden to go down the toilets (baby wipes, bleach cleaners, etc) and let the tenants know if they plug the system they are responsible for having it cleaned out/pumped. Since I have installed these measures I have not had any problems. Unless the tenant plugs the system - cleaning it out is your responsibility. If the system is working properly it should rarely need pumped.

Hello Tim,

Your purchase price and unit goals equal about a $33k per door deal.  Not sure you will be able to find that one hour from Seattle.  I think Seattle is a great are for MF investing though but you are probably looking at 100k + per door as a purchase price.  Good luck!

It can be a substantial liability but I'm sure there are lease/rental language you can get that lessens your risk.  Obviously pools can be a big feature in warm climates but if you are buying properties I would lean toward ones without the increased risk.

Greetings Fellow BPers:

I am looking for a few partners for a large scale build such as a mobile home park or mini storage facility in Portland or surrounding areas.  I am also looking at large MFH apartments (5-10 million purchase price) OUTSIDE the west coast.  Anyone interested in talking?  I live in Portland and would prefer local partners but all high achievers should respond!

I require a $500 per pet deposit and $25 per month pet rent and have no problem charging them for new carpet or repairs if it is pet related. I NEVER allow puppies or kittens. The older I get the less tolerant I become with tenant's pets given all the challenges I encounter. I may double my pet deposit in the future just to help cover potential damage. It is amazing how many people will pay a high pet deposit and I expect they think twice before allowing their pets to create problems. I own higher end SFR rentals so I must be diligent in this area because pets issues can be devestating. Good luck!

Call the Oregon Housing Association and get a referral to one of their attorneys.  A few hundred dollar investment to get legal advice may pay dividends.  Their lawyers have a good handle on this issue and you may get the answer you want.

Looks like you are on a good track of researching and wanting to own vs. buy.  You might consider renting month to month for a while as you continue your research.  You learn alot about an area once you have lived there for a few months.  If you have not found a good investment before you decide to move - renting a few months will allow you great flexibility. Don't rush into buying something just beacuse you hate renting.  Good luck!
