Yes, I totally agree with you in regards to school rankings and family size for MFH renters.

2021 - 8.3% 

I'd recommend searching for something that doesn't need a heavy renovation in order to reduce your operational risks.

Hi everyone,

I'm relatively new to real estate investing and have a few deals under my belt. Looking to scale a bit more and am in search of MFH's w/ 10-20 units. I know cap rates are pretty compressed right now, so I'm really just focusing on areas with solid population growth, job growth, great schools, etc... 

Price range is $1-2 million.

Any suggestions on which cities and areas I should be focusing on would be greatly appreciated.

Searching for a general contractor who can help with rehabbing and renovating SFHs or smaller MFH. Looking for one who also has experience working with out of state investors.

MF in our market is competitive as many Californians want to invest close to home, but in more affordable markets. There are off-market opportunities, but those generally must be bought for cash with minimal opportunity to inspect and negotiate. Certainly keeps things interesting!
