Looking to invest in the Phoenix region

Hey everyone. I'm relatively new to bigger pockets and am looking to invest in positive cash-flowing MFH's in the Phoenix region to buy and hold. I currently live in California, but was hoping to gain some insight on which areas of Phoenix and which zipcodes would be optimal. 

I'm namely looking for value add properties, my budget is around 300-400k. Also, if any of you have recommendations for great real estate agents who who work with investors, that would be amazing as well.
