Thanks. I know that $0.37 should not bother me... I guess the reason it does is because we actually don't have an amortization table from the closing. I actually have 2 seller finance deals with them (a husband and wife), and the first one we don't have an amortization table but the second one we do. The second one is also to the exact penny, and I am confident that is correct. I was thinking about just creating my own amortization table and just sending it to him, just to have it settled. Hi All!
Sooo… We are painting this commercial building this brown/red color, from white… We like the color. Looks great. 99% of the building is done. Any suggestions for what to do around these electrical wires? My painter (understandably) does not want to be electrocuted. How do people usually work around these? Thank you for any assistance!

More information would be needed I believe... For instance, where are you living right now? Are you renting? I think it is always best to take advantage of the fact that you can get a house you are going to live in very easily, and for cheap. It sounds like Choice #2 would be a place where you could buy with an FHA loan and live there for a year? I would do that, that would allow you to save more money by only putting down 3.5% so that you can have a bigger deposit to buy a third property soon.

Hi All,
Wondering if you could help...
I am working on a Google spreadsheet to automate some tracking of different bills I have. One bill I am working on is a seller financing calculator. I have run into a problem...
I have a $141,000 seller-financing note I owe with 6% interest. When we came up with the purchase price, the online calculator said my monthly payment would be $845 per month. Seller agreed. I agreed. Lawyers agreed. We moved forward.
A year later… However, when I try to make this Google spreadsheet, it actually says that my monthly payment should have been $845.37. Which, this is throwing off my calculations!
I looked at the top 3 mortgage calculators that came up on Google search. Two of them say $845 and only one says $845.37.
I know most of the time nobody's going to care about the $0.37. Over the course of 30 years, that $0.37 only adds on about $200. Just wondering if anyone has seen issues like this before, or have any suggestions where to obtain the definitive answers.

Some things about her story I liked... I like that she asked for repairs, it sounds like she might have been legit. I don't mind poor credit, most people have very low credit or no credit. Credit scores are a joke in my opinion - I'm sure most investors feel that way, since our score takes a hit every time we buy a new property. But once she started saying she could not produce check stubs, would not be able to provide bank statements to show deposits, yeah not worth it.
I want check stubs, and I want to talk to the company to verify, and I want drivers ID. If I have those three, plus all the other criteria are met (income, pets, etc), and my gut agrees, then I'm good.

Thanks! They each have their own thermostats - which seems like a bad idea! I'll have to get it re-wired. What do you set it to?

@Sean McKee Any suggestions for locking the thermostats? How did you do it? I would like to lock it on say 68 & not let tenants change it. Would I take the thermostats out of each unit? Or just put a 'lock' on each? They could just bypass the lock? (new thermostat, etc)
